Biggest advice: Visit the island for a few days and make sure to spend at least one day in each of the municipalities. Soak up the people at the bars and restaurants and feel the differences on each of the beaches. Although everything is a short drive, you will want to settle down in an…

Eivssa (Ibiza Town and close surroundings)

I live in the area of Ibiza Town because it's close to the office. And, our office is located on a central location so it's easy for our clients to visit. Moreover, living on the beach side close to Ibiza Town, allows one to have long beach walks (from October to May, when dogs are allowed on the beach) and be within walking distance of Ibiza Town. Breakfast bars , Teatro Pereyra, Zara (Home) and some beach restaurants ... All close-by. On the other side of Ibiza Town, there is Talamanca where it's still nice in winter. Here you will easily bump into friends to spend a nice Sunday afternoon in the sun. I love how I can enjoy both the beach and the town here. It's the best of both worlds! Santa Eularia del Riu

Santa Eularia is a little bit like Ibiza Town, as it has all the convenience of living in a City . Although this municipality is big, Santa Eularia town is just a small part. Apart from some restaurants and shops, the city is pretty quiet in wintertime. However, you can always have a walk on the boulevard. This municipality is full of little villages, such as Santa Gertrudis, San Carlos and Jesús, each with its own vibe which you should just absorb when spending an afternoon for lunch or walks. Sant Josep de Sa Talaia

Es Vedrá, family beaches, some amazing sunset spots and the lovely village of San José! Again, a totally different atmosphere. Many know this area from the popular beaches such as Cala Tarida, Cala Vadella and Cala Comte. Also, Cala d´hort with its direct view of Es Vedrá can be found on the West Side of the island. You will find quite some urbanizations here, such as Las Terrazas de Cala Tarida Find the full article here: (property market) in Sant Josep de Sa Talaia

Sant Joan de Labritja

"Sant Joan de Labritja totally aligns with today's movement towards sustainability and a healthy lifestyle. “Far” away (30-minute drive) from the busy nightclubs and the most popular beach clubs, you will find the cozy village of Sant Joan, the heart of the municipality where the bohemian bourgeois comes together for their morning juices." Sant Antoni de Portmany

This place has the worst reputation at the moment, and in my opinion it's one of the wisest investments at the moment. Why? Because the reason for its bad reputation - boozy British tourists - is being handled. Many projects have started to improve the area. It's visual appearance, the way it attracts tourist and the way it keeps a certain clientele at a distance. Nevertheless, also Sant Antoni de Portmany is more than its West End. It's also San Mateo, It's also San Rafael and, the more urban area of Cala Gració which is home to many very good (Michelin-star) restaurants. QUESTIONS TO ASK YOURSELF

In short, you could also ask yourself the following questions and a good local real estate agent will be able to match you with the best location:

  1. Are you a morning person or do you prefer the evenings?
  2. Do you have a family or are you single?
  3. Do you have kids, and if so, how old are they?
  4. What is more important? Investment value or entertainment value?
  5. Do you prefer to cook, or are you hanging out in restaurants all the time?
  6. Will you buy a (small) boat?
  7. What sports do you like?

We do see a lot of times potential buyers knowing exactly where they want to buy. It also happens a lot that they switch after doing a couple of viewings. An example: This is often the case with Sant Antoni de Portmany, initially dismissed due to the reputation of its city center. In the end, many end up buying here after seeing the beauty of the area and attractive prices compared to other areas on the island.

How much are you looking to spend? Which location fits your lifestyle? How will you use the property? These are the most important questions when starting your property search on the island. Maybe, you are not led by the funds but just want to spend enough to secure the most beautiful spot to spend precious...
