Sant Joan de Labritja totally aligns with today's movement towards sustainability and a healthy lifestyle. "Far" away (30-minute drive) from the busy nightclubs and the most popular beach clubs, you will find the cozy village of Sant Joan, the heart of the municipality where the bohemian bourgeois comes together for their morning juices. Modern blocks, forget it here as most of the properties are either old farms, or traditional fincas. Some of them totally renovated up to todays standards with earthy tones and the so much desired wabi-sabi style interiors.

Who is buying in Sant Joan de Labritja?

Currently, we do see a lot of families moving to this part of Ibiza, coming from busy business hubs such as London, Amsterdam and Paris. Those families have either sold their business and chasing a more calm lifestyle on the island. Another reason for moving is the possibility of working remotely and keep business going from a distance. Ibiza used to be all about parties, but about 10-15 years ago, the local government decided it was time to work on their geo branding. They wanted people to see the other beautiful things Ibiza has to offer, like delicious food and the endless possibilities of practicing sports . Plus, it's easy to get around the island and everyone's super laidback. So, they gave it a little push and guess what? Ibiza became a hit with families who were looking for (and could afford) a second home, away from their busy city lives. Parties are not gone, they are still there and can be pretty good... In the South you will just find more families in beach clubs, popping champagne and having a little dance. Up north, you will find families picking fresh veggies and sipping natural wine, being more connected to nature. Obviously, I am exagurating here, but it will explain the difference. ;)

What type of property will I find in Sant Joan de Labritja?

Sant Joan de Labritja's charm lies in the type of properties offered in this area which shows off tradition and quiet luxury. This unique blend is reflected in its two most sought-after property types: fincas and rustic villas.

Finca Payesa - Rooted in History Traditional fincas have been passed on from one generation to another for a couple of hundred years. These so called "fincas payesas" are the heart and soul of Sant Joan's rural heritage. Originally, those type of properties served as working farms, often cultivating olives, almonds, or citrus fruits. They are built with local stone and featuring thick walls and were designed for comfort in all seasons: cool in the summer and warm in the winter. Over time, many fincas have been lovingly restored and transformed into luxury homes. Think spacious living areas, multiple bedrooms, and large plots of land, perfect for creating your own private oasis. The essence of the finca remains, evident in charming details like:

  • Sabina wood terraces: These terraces, made from the native Sabina tree, offer a beautiful and traditional outdoor space.
  • Stone facades: The natural stone used in the construction gives the finca a timeless and authentic feel.
  • High ceilings with exposed beams: These add to the sense of spaciousness and character.

Rustic Villas - The modern version < At LET US, we call these rustic villas, finca 2.0. Those are inspired by the traditional fincas, but built for modern comfort. Whereas it can get quite humid in a traditional finca, the modern version is usually better prepared for different types of weather, offering under-floor heating, double glazing and better insulation.

  • Natural materials: Think exposed stone walls, wooden floors, and light-filled interiors that connect with outdoors.
  • Sustainable features: Many rustic villas incorporate eco-friendly elements like solar panels and rainwater harvesting systems.

How is the property market in and around Sant Joan? €7.683/m2 (OCT-2024)

The average price of property on the market (OCT-2024 - €7.683m2) is comparable to the gold coast (Es Cubells), Cap Martinet (Eivissa) and Santa Gertrudis (Santa Eularia del Riu). The building density is the lowest here up North, and you won't find many apartments here which partially explains the higher average. As with any market, low supply and high demand have driven prices upwards. In fact, property values in Sant Joan have more than doubled over the past nine years . However, despite this growth, owning a piece of Sant Joan is still considerably more affordable compared to major European cities like Amsterdam, London, Berlin, or Paris.
