HOW DOES IT WORK?

Seller Guidance Ibiza

You might have done it before in Ibiza, or maybe it is the first time. Usually, it goes along the lines of choosing an agent, taking photos, publishing the listing online and waiting for buyers to come in.

However, the way a property enters the market will strongly affect how it is received by potential buyers. It influences the time on the market as well as the room for possible negotiation.

OUR APPROACH

Selling in three steps

From being active on the market for more than 10 years, we can say one thing very loud and clear. Overpricing is the biggest mistake one can make. Still we see this over and over (and over)… At least 50% of what you see online is too expensive.

As a seller, you are looking for the best price. You know what you are selling and you probably have an idea about the paperwork. Selling is usually less exciting than buying a property, and sometimes the reason for selling can be very emotional too. We understand and accommodate as much as possible to make the process smooth as possible.

To achieve this goal as soon as possible, we do always follow these 3 steps when listing a property.

KNOW | SHOW | SELL

Know what we sell before we start selling

We won’t share a price without having seen the paperwork and the property itself. We research the big Why of your property and think of its positioning. Only after approval, we move on to the presentation (Show) phase.

Show the property in the right light

After deciding on the strategy, we decide on the distribution strategy. Where do we list the property? What kind of campaigns are we setting up? Which colleagues/partners are we keeping in the loop?

From there, showing a property is not showing the number of bedrooms… Our team knows the property and tries to find the emotional match between the property and potential buyer.

Sell with proper follow-through

We make sure the transfer is done correctly. Legally, practically, and without surprises.

Know what we sell before we start selling

Property intake visit

We visit the property and look at the ins and outs. Beyond the layout, condition, views and feeling, we go as far as understanding your best moments in the house. Your favourite spots and the big why behind the property.

Paperwork check

A terrace, annex, pool, guest room, or extra bathroom may exist in real life, but not always in the paperwork. In Ibiza, this is important… We check the basic documents before giving a final opinion on price.

Price and market position

We do not only compare your property with homes in the same street or village. We compare it with the properties a buyer will actually consider. A buyer looking for a renovation project near Jesús may also look in Sant Josep. Among which properties will your buyer compare this home, and why would they choose yours? That is where the pricing strategy starts.

Buyer profile

We define who the property is really for. A family? A buyer who wants to renovate? Someone who wants walking distance to town? A second-home buyer who wants low maintenance? An investor looking for rental potential? This matters because the same property can be presented in very different ways.

The main story/narrative

What is the reason someone should remember this property? It will not be the number of bedrooms or a parking for 2 or 3 cars. We are looking for the story behind the story.

The result

We know what we are bringing to the market

After this phase, the property is clear. The paperwork has been reviewed. The price direction is realistic, and the buyer profile is defined.

We know what we are selling, who we are selling it to, and very important… How to defend the value.

Content meeting with the marketing team

The sales, listing, and marketing team align on the property, the buyer profile, the main angle, and the best way to present it. This is where we decide what needs to be created. Photos, video, listing text, reels, newsletter content, brochure, portal text, partner information, or a more discreet off-market presentation.

Choose the distribution channels

Before creating content, we decide where the property should be shown. Not every property needs the same exposure. Some properties need a full public launch. Some are better shared first with our newsletter audience. Some should go to selected partner agents.

Create content for each channel

We translate the property story into the right content for each channel. The story stays the same. The format changes.

Show the property and prepare buyers

We prepare buyers before they arrive, so they understand what they are coming to see. Price, location, paperwork, strong points, possible limitations, and the reason the property could make sense for them. That way, we spend less time with the wrong buyers and more time with people who understand the property.

Report, evaluate, and adjust

Once the property is live, we keep track of what happens. Inquiries, viewings, feedback, buyer questions, reasons not to make an offer, partner response, portal activity, and serious interest. We prepare regular sales and marketing reports, so the seller knows what is happening. We keep evaluating, adjusting, and improving the strategy until there is a clear next step.

The result

The property is actively managed and visible in the right places. Plus, the content matches the strategy.

Buyers are prepared before viewings.

Feedback is collected.

Reports are shared.

And if the market gives us a signal, we respond.

This is how we avoid a property sitting online for too long without direction.

Sell with proper follow-through

Guide the offers

We look at the full picture. Price, payment terms, timing, conditions, financing, due diligence, furniture, included items, and any special requests from the buyer.

Defend the value

Because we have done the work in the Know phase, we understand how your property compares to the market. We know the competition. We know the strong points. We know what is realistic and what is not. So when a buyer negotiates, we do not respond emotionally.

We use facts, context, comparable properties, buyer feedback, and the specific value of your property to defend the price where it makes sense. And sometimes that means holding firm… Sometimes it means finding the right middle ground.

Agree the terms and move to contract

Once price and terms are agreed, the buyer is usually responsible for preparing the sales contract, often together with their lawyer. From that moment, our role is to keep the process moving. We coordinate with the buyer, buyer’s agent, lawyers, gestor, architect, and notary where needed.

Collect and coordinate the paperwork

During the contract and completion phase, we help collect and coordinate the documents needed for the sale. We keep track of what is missing, who needs to send it, and when it needs to be ready.

Prepare completion and handle aftercare

As the notary date comes closer, we help make sure the final details are in place. Signing date, payment structure, keys, utility readings, inventory, community information, and any practical handover details. After signing, we remain involved where needed.

The result

The offer has become a real sale.

The contract is signed, the payment is made, and the keys are ready to change hands.

Behind the scenes, we keep the details moving: paperwork, final questions, utility readings, community documents, and anything that still needs follow-up.

Then the notary is done, the champagne can open, and you can focus on what comes next.
