Remember San Antonio, the Ibiza town notorious for its energetic nightlife and, let's be honest, not always the most refined reputation? Hold on, because things are changing! This corner of the island is undergoing a fascinating transformation, getting rid of its "party reputation" and growing as a potential property hotspot. Obviously, above mentioned had its effect on the property market to a certain extend, and recent developments therefore also resulted in more interest from a diverse range of foreigh buyers. Let's get into more detail...

How is the property market in Sant Antonio? €6.295/m2 (FEB-2025)

San Antonio, known more for lively bars than charming houses, is seeing its property prices jump way up – like 30% in the last 5 years! The area of Cala Gracio on the North-East side of the town became a little neighborhood with more luxury second home apartments. Here you will have some amazing views of the sea, and a very central location with many like-minded buyers. And, this movement is slowly but steady spreading over the rest of San Antonio bay. Why the sudden love? Well, after the pandemic, tons of people from other countries wanted to own a piece of Ibiza, but the popular places were getting sold very quickly. As a result, buyers started looking elsewhere... San Antonio became an option, especially with the improvements in sight! Plus, it's way more affordable than other areas – 80% of the apartments are for sale under €500.000 ! Some interesting future investment projects in the area are:

  • San Antonio's bay is getting a makeover! After years of talk, a €20 million project is underway to redesign over 10 kilometers of coastline. Imagine a beautiful boulevard stretching from Port des Torrent all the way to Sant Antoni (Cala Gracio), with nature preserved and upgraded sewage systems (say goodbye to those breakdowns!). This transformation promises to make the area even more attractive for locals and second home owners.
  • The town is offering subsidies to businesses to transform/improve themselves, aiming for a more diverse and high-quality tourist experience. Fancy restaurants instead of souvenir shops? Yes, part of the plan! Plus, there are funds to heavy maintenance on many facades. This makeover is set to boost San Antonio's appeal, making it a attractive destination for everyone.
  • There is more... a robust €16 million budget. However, it needs to be shared with more areas in The Balearics such as Palma, Calvià, Llucmajor, Manacor, and notably, Sant Antoni de Portmany. The goal is to convert highly satures tourist areas via the acquisition and improvement of tourist accomodation. Moreover, Get ready for more green spaces! A portion of the subsidy will be dedicated to restoring nature, creating parks and vibrant gardens. Instead of trying to limit tourists, the focus is on quality, not quantity. By improving the overall experience and encouraging visitors to explore different parts of the island, there is a win-win for everyone...

Altogether, Sant Antonio didn’t have the best reputation in the past but this is slowly changing to a town that is cozy, offers nice restaurants and where you can do great sunset walks. Personally, I can say that some of my favorite restaurants and beach clubs are located in and around San Antonio... Check out: Cala Gracioneta, Es Ventall & Es Gerret...

How is the property market around San Antonio?

San Mateo / Santa Ines

If you hear places like San Mateo, Santa Iñes, you might think this is all in the North. This is true, however, it's still in Sant Antoni de Portmany municipality... These rural areas close to San Antonio are one of the most quiet town on the island. There are only houses for sale in this area, currently just 11 with an average listing price of €12.583 , although this numbers doesn't say much when there is only so little available on the island. We use these €/m2 always to follow market trends, never to determine a sales price.  But with so little data, even a trend can't be concluded from this information. San Rafael

Another area - San Rafael which is South from San Antonio (towards Ibiza Town) - is an area with strong demand as it's very well-connected to all areas on the island. Here you will pay a 8.401 €/m2 on average. 90% of the properties offered are (detached) villas, and there are just a few apartments for sale in the little center of San Rafael.
